At Bjostad Home Inspections, our base inspection includes a visual or physical inspection of everything on the property that brings any portion of value to the home. At the inspection, the inspector will take over 100 photos of the interior and exterior of the home. Only pertinent photos will be included in the report, which could be defects, insurable items, or specific client requests. If our clients wish to see all the photos, Bjostad Home Inspections can share those over a google drive. After our inspections, the inspector will stay in touch and make sure that our clients and agents are satisifed with the process. We are also willing to assist our customers in finding qualified contractors to complete home repairs, if needed. Bjostad Home Inspections will always go above and beyond for our customers!
Why should I get a thermal imaging scan?
With a thermal imaging scan, inspectors can identify water issues and other energy inefficiencies in the home. Problems that would not be visible to the eye are easily found with this service. Thermal scanning of the home is performed by the inspector and is $50 as an add-on.
There are 3 main purposes of thermal imaging:
Water Leaks
Spots, like this purple mark below, show moisture leaks and residue. Leaks can easily be missed with a surface inspection because they do not always show and can be painted over.
Missing insulation
The dark lines are the roof trusses. The missing insulation causes bright orange sections. Any issues with missing insulation means you will spend more money to heat and cool the home.
Air Leaks
The dark spots around the window show where exterior air is invading the home. This creates difficulty maintaining consistent temperature in the house, in addition to costing more.
Why should I get a termite inspection?
With a termite inspection from a licensed pest company, our clients get professional evaluation, warranty, and/or treatment if necessary.
In Wichita, BHI exclusively partners with Heartland Pest Control at $25 per inspection. In rural areas, BHI will contract with local companies to offer our clients the best value.
Why should I get a radon Test?
Radon is an odorless gas that has been found to be a leading cause of lung cancer in the United States. Any home with more than 4.0 pCi/L requires mitigation. In Kansas, a majority of homes register over 4.0 pCi/L.
In Wichita, BHI partners with Radon Services of Kansas, who performs radon tests in the area starting at $125.
Why should I get a Sewer Scope?
Sewer Scopes can reveal plugged drains as well as material defects. In areas with mature trees, it is wise to have a sewer scope performed to avoid paying for the repairs after the purchase.
In Wichita, BHI partners with Pb and Drains to provide sewer scopes to clients starting at $150
Business Partners
Third Party Services will be sub-contracted unless other arrangements are requested. This means that the client is responsible for one payment to the inspector, and the third party invoices will be sent to the inspector to be paid.
